This project included shell and tenant improvement for the brewery. The areas included were circulating retail (726 sq. ft.), kitchen area (609 sq. ft.), growler fill (130 sq. ft.), cold box (360 sq. ft.), restrooms, brewing (1586 sq. ft.), dining/event (1776 sq. ft.), tasting bar (520 sq. ft.), cold box (260 sq. ft., dry storage (188 sq. ft.), staff (92 sq. ft.), offices (287 sq. ft.), mens/womens (404 sq. ft.). The mechanical scope included providing new HVAC where indicated, shell scope as provision of HVAC units on roof only, and TI phase was air distribution. Ventilation for toilets, etc. and title-24 calculations (part of shell scope) was also provided. The plumbing scope included plumbing for new bathrooms, misc. sinks, floor sinks throughout space, and new water heating for space fir sinks. The electrical scope included the contract drawing to include new electrical power distribution for receptacles and lighting. Title-23 calculations and electrical specifications including material and installation requirements were also included.
